8 Quay Street, Bristol · RICS Level 2 HomeBuyer Report · Inspected 18 Sep 2026 by Sam Carter
Some slipped tiles to the rear slope; monitor and repoint where needed.
Sound, recently repointed. No action required.
Elevated readings to the front bay — further investigation recommended before exchange.
Serviceable; a few failed double-glazed units to budget for.
No significant movement observed.
Older consumer unit; recommend an electrical condition report.
The main roof is a pitched, interlocking concrete tile covering, estimated to be original to the property. From ground level and within the roof space, the covering is generally in serviceable order for its age.
A small number of slipped and displaced tiles were noted to the rear slope, together with some erosion to the mortar bedding at the ridge. These should be re-secured and the ridge repointed within the next 12–24 months to prevent water ingress. No evidence of active leakage was seen internally at the time of inspection.
A single brick-built stack serves the property. The brickwork and flaunching have been recently repointed and the flashings appear sound. No repairs are required at this stage; routine maintenance only.
Elevated moisture readings were recorded to the base of the wall beneath the front bay window, consistent with the staining you raised in your concerns. The cause could not be confirmed non-invasively and may relate to a bridged or failed damp-proof course, external ground levels, or a plumbing defect.
As this carries a cost implication, a report from a suitably qualified damp and timber specialist is recommended before you exchange contracts, so any remedial cost is understood and can be factored into your negotiation.
uPVC double-glazed units throughout, functioning and secure. Two units (landing and rear bedroom) show signs of failed seals with internal misting and should be budgeted for replacement in the medium term. Frames and ironmongery are otherwise in good order.
Solid and cavity masonry construction with a rendered and part-brick finish. No significant cracking, bulging or movement was observed. Isolated hairline cracking to the render is cosmetic and can be addressed during normal redecoration.
Mains gas, electricity, water and drainage are connected. Services were not tested as part of this survey. The consumer unit appears to be of an older type; we recommend obtaining an Electrical Installation Condition Report (EICR) from a registered electrician to confirm the installation is safe and compliant.
